When I'm creating a new course, I failed to load any of the areas, shows up blank as attached.
Currently I'm working around that by duplicating an old course, then modify accordingly.
Using forma 2.4.5 - the issue seems to be carried from 2.3

Running on php 7.0 and 10.5.12-MariaDB-cll-lve
